Scope of Work

This is our general scope of work for each of our rehabs.  While there will be some variables based on needs of a specific property this is the standard you can expect from each of our properties.

Exterior Repairs

  • Pressure wash all exterior including driveway and front walkway
  • Clean and inspect existing roof. Replace if needed.
  • Repair and paint siding if needed.
  • New mailbox and street numbers.
  • Cut grass, trim shrubs, etc - for curb appeal.
  • Remove screens from all windows
  • Ensure all windows will lock and are functioning properly.
  • New locksets on all exterior doors, all keyed alike.
  • Remove all loose cable wiring.
  • Ensure all gutters are clear and functioning properly if already on property.

Interior Repairs

  1. Kitchen
    1. Install new granite counters, undermount sink, and faucet.
    2. Clean and paint existing cabinets. Replace if damaged.
    3. Install new appliances; dishwasher, range hood, range, fridge.
  2. Bathroom(s)
    1. Replace vanity and toilet as needed.
    2. Install new tub and tile surround if needed. If not, epoxy existing. 
    3. Install new shower valve and trim
  3. Entire House
    1. Refinish hardwoods or install LVP throughout.
    2. Prep all walls, trim, and ceiling and update paint throughout.
    3. Install new lighting fixtures throughout.

Functional/Safety Systems

  • New HVAC or service existing unit if it's newer. We always install a cage
  • Plumbing drain lines scoped where not replaced with PVC 
  • Install new breaker panel if there are fuses.  Rewire entire house if existing is a 2-wire system        
  • Smoke detectors installed throughout
  • Fire extinguisher installed in sink base
